Carpet Cleaning When You Move Out: When You Need It and What It Costs
When a Winnipeg move-out actually needs a carpet clean, what a machine clean fixes and what it can't, what it costs, and the receipt your landlord may ask for.
A standard move-out clean vacuums the carpet. Sometimes that’s enough. Sometimes it isn’t — and the difference usually shows up at the walkthrough, when someone notices the traffic path down the hallway or the spot by the bed.
Here’s when a move-out actually needs a proper carpet clean, what one fixes, what it can’t, and what it costs.
When vacuuming is enough — and when it isn’t
Vacuuming is enough when the carpet is fairly new, nobody had pets, and there are no visible marks. Plenty of carpet in Winnipeg condos falls into this group.
A machine clean is worth it when:
- Your lease asks for it. Some leases say carpets must be professionally cleaned on move-out. Check yours — if it does, a vacuum won’t satisfy it.
- There are pets. Hair works deep into the pile, and odour lives in the fibres and sometimes the pad underneath.
- There are visible traffic paths — the grey lane from the door to the couch, the strip down the hallway.
- You’re selling. Clean carpet photographs better and smells better at a showing, and buyers notice both.
- The carpet has been down for years and has never had more than a vacuum.
What a machine carpet clean does
We clean carpet in-house with a carpet-cleaning machine: shampoo worked into the pile, then extracted — washed and rinsed, not just wiped on top. It lifts:
- Ground-in dirt from traffic paths
- Most everyday spills and food marks
- Pet hair the vacuum leaves behind
- Light odour sitting in the fibres
What it can’t fix
It’s worth being honest about this before you pay for it:
- Worn or flattened pile stays worn. Cleaning doesn’t bring fibres back.
- Bleach marks and burns are damage, not dirt.
- Pet urine that’s soaked into the pad — repeated accidents in one spot — can go deeper than any surface clean reaches. If a spot still smells after a proper clean, it’s past cleaning, and it’s better to know that before a walkthrough. More on that in our guide to pet odour before you sell.
Under Manitoba rules, normal wear and tear isn’t something a landlord can charge you for — dirt is. A worn path is wear; a stained one is dirt. Our guide to getting your damage deposit back explains where that line falls.
What it costs
Carpet cleaning is billed by the time it takes, like everything we do — $50 per person-hour. As a guide:
| Area | Typical time | About |
|---|---|---|
| Carpeted room or hallway | ~0.85 person-hours | $43 |
| Carpeted staircase | ~1 person-hour | $50 |
A real job for scale: two carpeted rooms, a hallway and a staircase, no stains, washed and rinsed — 3.5 person-hours, about $175 before GST. Carpet with heavy staining or pet hair takes longer; carpet in good shape goes faster and costs less. You add it to the move-out clean in the calculator, room by room.
The receipt your landlord may want
If your lease requires professional carpet cleaning, your landlord may ask for proof. We give you an itemized receipt — date, address and the rooms cleaned — so you have the paper to hand over. In fact, you can get a receipt for any clean we do, carpet or not.
Timing it on moving day
Carpet goes last. Clean it once the furniture’s out and the rest of the house is done, so nobody walks boxes across it afterwards. It needs a few hours to dry — open a window if the weather allows, or run the furnace fan — so if your possession time is tight, tell us and we’ll plan the order around it.
Book it with your move-out clean
Tell us your move-out date, how many carpeted rooms and whether there are stairs, and we’ll reply the same day with an estimate. We work across Winnipeg, including Transcona, Fort Garry, St. Vital and East Kildonan.
