Fall Window Cleaning Before a Winnipeg Winter

Why fall, not spring, is the real deadline for window cleaning in Winnipeg — what's built up on your glass since May, what it costs, and what happens if you skip it.

I had a client call me the third week of October a couple years back, asking if we could still do her windows before the storms went up. We got there two days before the first hard frost. Another week and she’d have been looking at a grey smear from the inside until April, because once that glass freezes over, nobody’s touching it again until spring.

That’s the thing about fall window cleaning in Winnipeg — it isn’t really optional scheduling, it’s a deadline. Spring is when everyone thinks about it. Fall is when it actually matters.

Why fall, not spring

Most people assume spring is the obvious time — melt the snow, wash off the winter, done. And we do plenty of spring window jobs. But spring cleaning is undoing damage that already happened. Fall cleaning prevents it.

Here’s the mechanical reason: a lot of Winnipeg homes still have storm windows, combo units, or screens that come off in fall and don’t go back on until the frost is gone. Once those panels are sealed up for winter, the gap between the inner and outer glass is closed for five or six months. Whatever grime is on that glass when the storms go up is what you’re looking at through every grey January afternoon, through the shortest days of the year, when you’d actually like the light.

And once real cold sets in, washing glass outside stops being realistic. Water freezes on contact below a certain temperature, and soap doesn’t fix that. So the honest window closes sometime in October or very early November, depending on the year. After that you’re waiting for a thaw that might not come until March.

What’s actually built up since May

A Winnipeg summer is not gentle on glass, even if nobody’s touched the window all season.

  • Cottonwood fluff. It drifts for weeks in June and sticks to anything with a hint of moisture or static. A lot of it ends up pressed into the screen mesh and the bottom corner of the frame, where it stays.
  • Box elder bugs, dead ones mostly, collecting in the track and the screen folds by the dozen on a south- or west-facing window.
  • Road dust and pollen, the fine kind that doesn’t rinse off in a rain shower, it just gets wetter and dries into a film.
  • Hard water spotting from sprinklers, worse on any window near a lawn that got watered all summer.
  • A full season of handprints, if you’ve got kids or a dog that likes the sill.

None of that is dramatic on its own. Together, by October, it’s enough of a film that you don’t notice how bad it is until the sun comes in low and sideways, the way it does in fall — and suddenly every window in the house looks like it’s fogged.

What it costs

We estimate window cleaning per window, not as part of a flat package, because a two-bedroom condo with six windows and an older character home with eighteen are not the same job:

  • Standard window, inside and out: about $10 each
  • Large picture or living-room window: about $20 each
  • Screen, removed and washed: about $5 each

All of that is before 5% GST, and it’s an estimate up front, not a locked number — the actual bill is the time the job takes, so a straightforward bungalow with clean, accessible windows can come in under the estimate, and a house with eighteen windows and years of buildup can run over. We do houses, condos and apartments up to two storeys. Past that, we’re honestly not equipped for it, and I’d rather say so than take the job and do it badly.

Full details are on the window cleaning page, or you can skip straight to the calculator if you’re bundling windows into a move-out or move-in clean rather than booking them on their own.

Don’t stop at the glass

If you only do one thing properly this fall, do the tracks, not just the panes. A streaky window is cosmetic. A track packed with dead bugs and a season of grit sitting an inch below your sightline is the part that turns into next winter’s condensation grime, because moisture has nowhere else to settle but on top of what’s already there. We wrote a full breakdown of what actually collects in a window track and how to get it out if you want the step-by-step.

Screens are worth the extra five dollars too, if yours come off for winter. Washing the mesh now means they go back on clean in spring instead of grey, and it’s a lot easier to rinse pollen out of a screen on a warm October afternoon than to scrub it off in April once it’s baked in by a few freeze-thaw cycles.

If you’re selling before the snow flies

Fall is also a real stretch for closings in Winnipeg, and if you’re listing a house this season, clean glass is one of the cheapest things you control before photos go up. A dim, streaky window reads as a dim room in a listing photo, and dim rooms photograph small. It’s a smaller lever than staging or paint, but it’s the one nobody else thinks to pull, and realtors notice when a seller’s handled it without being asked.

If you’re moving into a new place before the cold hits, the empty window between getting keys and unpacking is the easiest time to do every pane properly, since nothing in the house is blocking access yet — the same logic we cover in our guide to cleaning before you unpack.

The honest version

If you’ve got a long list this fall and have to pick one job, windows aren’t life or death the way, say, a furnace filter is. But they’re the thing you’ll resent skipping every single grey afternoon between now and April, because you’ll be looking through the result of that decision for five months, not just living with it in a drawer somewhere.

We’re out doing fall windows across the city through October and into November, including Transcona and East Kildonan, where a lot of the older bungalows still run true storm windows rather than modern combo units. If your place is one of them, mention it when you book — it changes how the screens come apart, not whether we can do it. Get in touch with your window count and we’ll give you a straight estimate before the frost makes the decision for you.
