How to Choose a Move-Out Cleaning Company in Winnipeg
What to actually check before you book a move-out cleaning company in Winnipeg — how the price is worked out, what the guarantee really covers, and the questions that separate a real crew from a one-person side hustle.
I’ll tell you the question that tells me the most about a potential customer, and it’s not the one you’d expect. It’s “what happens if my realtor walks through before I do and finds something?” People who ask that have already been burned once, by someone else, on a different move. You can hear it in how carefully they phrase it.
So this is the article I’d want to read if I were on the other side of that question — hiring a move-out cleaning company in Winnipeg instead of running one. I’m obviously not a neutral party here. But I’d rather tell you what I’d actually check than pretend I don’t have an opinion.
How is the price worked out — ask this first
There are two honest ways to price a clean. A fixed price has to guess how long your home will take, and to stay safe it guesses high — so a well-kept house pays for a neglected one. Time-based pricing bills the hours the job actually took, which is fairer, but only if the company gives you a realistic estimate up front.
So the question isn’t “flat or hourly” — it’s “can you give me a real estimate before you start, and how is the final bill worked out?” A good company will ask you the size, the number of bathrooms, the condition and which add-ons you need — inside the oven, inside the cabinets, the fridge, the garage — and give you a number to plan around. It should say whether GST is included. If a company won’t give you any number at all until the crew is standing in your kitchen, that’s worth noticing.
For what it’s worth, we work the second way: an estimate by home size up front, then the time it actually takes — so if your place cleans up faster, you pay less.
What the guarantee actually promises
Every cleaning company says some version of “guaranteed.” Read past the word to the sentence attached to it.
What you want is specific: if something gets flagged — by your realtor, your buyer’s inspector, or on a possession-day walkthrough — the company comes back and fixes it, free, within a reasonable window. That’s a real guarantee, because it names a trigger and an action.
What you don’t want is a guarantee that only means “we’ll try our best” or one that quietly expires the moment the keys change hands. Possession day in Manitoba is a fixed date — your mortgage closes, the buyer takes the house, there’s no pushing it back a week. A guarantee that can’t be honoured against that calendar isn’t worth much. Ask directly: “if this gets flagged the morning of possession, what happens?” A company with a real answer will give you one without hesitating.
Proof, not promises
Before-and-after photos of the finished home cost a company nothing to send and tell you everything. If a crew is confident in the work, showing it is automatic. If a company is vague about whether you’ll see anything when the job’s done, that’s worth noticing — you’re trusting them with the one chance you get before the house legally isn’t yours anymore.
The questions worth actually asking
A few, in the order I’d ask them:
- Can I get an estimate up front — how is the final bill worked out, and does it include GST?
- What’s in the base price, and what’s an add-on? Oven, cabinets, fridge, interior windows, the garage and the basement are add-ons almost everywhere in this city — if a quote sounds too low for the home size, that’s usually why.
- What happens if something gets flagged after I’m gone? Listen for a specific answer, not a general reassurance.
- Will I get photos when it’s done?
- Can you give me an exact arrival time, not a window? On a day with a legal possession deadline, “sometime between 9 and 1” isn’t good enough, and a company that’s done this enough times will know why you’re asking.
Red flags, honestly
A quote that’s dramatically lower than everyone else’s is usually missing something — no GST, no bathroom beyond the first, no oven or cabinets, or a crew that’s one person who can’t actually finish a 3-bedroom house in the time they’ve promised. Nobody advertises what they left out of the number; you have to ask.
No estimate at all — “we’ll see when we get there” — is the other one. Every home really is different, which is why billing the real time is fair. But on a day that ends with a lawyer closing a sale, you should at least know the ballpark going in, and how the final number gets worked out.
And if a company can’t tell you who’s actually coming — their own crew versus a different subcontractor every booking — that’s worth a direct question too. It’s not disqualifying on its own, but you deserve to know.
Why this matters more on possession day than any other cleaning job
A regular house cleaning that runs long or comes up short is annoying. A move-out clean that goes wrong on possession day is a different kind of problem — there’s a buyer’s final walkthrough, sometimes a realtor standing in the doorway, and a closing that doesn’t wait for anyone to come back and finish. That’s the whole reason the questions above matter more here than almost anywhere else you’d hire a cleaner.
If you’re buying instead of selling, the same logic runs in reverse — you want the new place done before you unpack, not after, and move-in cleaning before you unpack covers why that order matters. And if your closing date has already slipped once, what happens to a booked clean when possession day gets delayed is worth a read before you lock anyone in.
What I’d actually tell a friend
Get two quotes, not five — past two, you’re mostly comparing noise. Ask the five questions above out loud, on the phone if you can, because how someone answers tells you more than what they say. And if a company dodges the guarantee question or won’t give you any estimate at all, that’s your answer regardless of price.
We give estimates by home size across Winnipeg — see yours in under a minute — and bill the time the clean actually takes, including crews that work Transcona, Windsor Park, Fort Richmond and the rest of the city on a regular week. If you’d rather just ask us the five questions directly, get in touch — we’d honestly rather you ask than guess.
