Why a move-in clean isn’t cheaper than a move-out clean

I’ll say the honest thing here, because people expect otherwise: a move-in clean costs the same as a move-out clean of the same size, and I understand why that surprises people. The house is “new to you,” so it feels like it should be a lighter job. It isn’t. Someone else’s oven, someone else’s cabinet shelves, someone else’s fridge gasket — from a cleaning standpoint that’s identical labour to cleaning your own place before you hand over the keys. The direction changed. The work didn’t.

Where it actually differs is condition, and condition is a home-by-home question, not a move-in-versus-move-out question. A house that sold quickly with a tidy, house-proud seller can be lighter than average. A house that sat vacant for a few months, or one where the sellers were rushing on their own possession date, can run heavier. The add-ons that actually apply to a move-in

The base rate covers the surfaces every home needs regardless of who lived there before you: counters, sinks, bathrooms fully sanitized, floors vacuumed and washed, baseboards, doors, switches and handles, reachable window sills. What’s priced separately, because not every home needs it:

• Inside the oven — $55 to $130 depending on build-up. This is the one to budget for almost automatically. Very few sellers deep-clean an oven on their way out, and you’re the one who finds out at 400 degrees on your first Sunday roast.
• Inside cabinets and drawers — $45 to $125 by home size. Shelf liner, crumbs, the mystery sticky spot in the corner. Worth doing before your own dishes go in, not after.
• Inside the fridge — $30, if one’s staying with the house.
• Range hood, inside and filter — $35 to $65.

Move-in cleaning costs the same whether you book it for the day before possession or a week after you’ve unpacked — the price doesn’t change. What changes is how much you get for it. Clean an empty house and every surface is reachable in one pass. Clean around your own furniture and boxes two weeks later and you’re paying the same rate for a job that takes longer and misses more, because half of every room is blocked.

If you’re buying and selling on the same closing, the gap between getting your new keys and your old movers arriving is usually the only window you’ll get where the whole house is empty. Worth protecting that window on the calendar before the day fills up with everything else moving involves.

Do it yourself, honestly

If money’s tight this month, a move-in clean is genuinely doable yourself — an empty house with no furniture in the way is the easiest version of this job there is. Budget most of a day for an average house, focus the real effort on the oven, the cabinet interiors and the bathroom tile, and don’t skip the window tracks even though nobody will notice them for months.
